Maplewood Estates Donates Pump to Town of Rockland

Oct23-14.jpg

Rockland, MA -- Maple Realty Trust, developer of Maplewood Estates, a subdivision located in Rockland, Mass., recently donated $28,000 to the Rockland Sewer Department for the purchase of a Godwin Stand-by Dri-Prime pump for backup emergency situations and time periods of high flow.

“We’ve had a very productive working relationship with the Town of Rockland since we began building Maplewood Estates several years ago. We consider them colleagues and in many cases friends. We’ve seen firsthand the challenges they face on a day-to-day basis due to fiscal constraints and we wanted to help,” said Muhammad Itani, Trustee of Maple Realty Trust.

According to Godwin Stand website, “Engineers are now using Godwin Critically Silenced Dri-Prime pumps in what is being called the next generation of pump station design. The new concept allows customers to replace their traditional pump station emergency backup system – a generator and permanently installed electric sewage pumps – with a Critically Silenced diesel Dri-Prime pump and automatic control panel. This alternative solution avoids common pump station problems including primary power, switch gear, and sewage pump failures. In addition, the Dri-Prime backup system can act as a primary system during routine maintenance and emergency repairs. Thus, the Godwin solution ensures that pumping continues. “

“We can’t thank the folks at Stonebridge Homes and Maplewood Estates enough for this generous donation to buy the Godwin Stand-by pump,” said John Loughlin, superintendent of the Rockland Sewer Department. “Over the years, Maplewood Estates have shown themselves to be a solid citizen in the town. The donation for this pump shows that they are vested not only in what happens in the Maplewood Estates subdivision but the entire Town of Rockland.”

Located off Webster Street in Rockland, Maplewood Estates offers a rural wooded setting with easy access to major highways and is situated fairly close to Rockland’s brand new middle school and renovated high school. Set on 30 acres of natural wooded land, Maplewood Estates offers 15 home models to meet the needs of everyone from empty nesters to young families, singles to blended families. Each model features quality construction and luxurious amenities.

Prices for homes at Maplewood Estates start at $399,000 and model homes are available for tours, Monday through Friday, by appointment. Maplewood Estates hosts open houses on Saturdays and Sundays, 1pm to 4pm. Coldwell Banker Residential Brokerage in Norwell is the official realtor for Maplewood Estates. Is the Subdivision Half Full or Empty? Maplewood Estates Reaches 50 Percent Mark

Maplewood Estates, a subdivision located in Rockland, Mass., recently sold its 36th home. That officially represents 50 percent of the proposed 72 homes for the subdivision.

So, the question stands, “is the subdivision half full or half empty?”

“Half full, without a doubt. Especially when you consider we began building right on the heels of the recession in 2008,” said Rami Itani, business manager for Stonebridge Homes, the builder for Maplewood Estates. “With the dwindling inventories of new homes in the area and this long winter finally coming to an end, we anticipate a lot of activity this spring. At some point soon, we might even be full.”

Located off Webster Street in Rockland, Maplewood Estates offers a rural wooded setting with easy access to major highways and is situated fairly close to Rockland’s brand new middle school and renovated high school. Maplewood Estates moves sales office to 3 Saw Mill Lane, Rockland.

Maplewood Estates, a new subdivision located in Rockland, Mass., recently moved its sales office to 3 Saw Mill Lane, a model home within the complex.

“There were a number of reasons for the relocation. First and foremost, it’s fairly convenient to the entrance of the subdivision and is easily accessible off Route 123,” said Rami Itani, business manager for Stonebridge Homes, the builder for Maplewood Estates. “Second, 3 Saw Mill Lane showcases our EXETER Model. We recently held our first open house there on Saturday, September 21 and Sunday, September 22 and the response was quite favorable.”

Coldwell Banker of Norwell, MA organized a Broker’s Open House on Friday, Spetember 20, in order to introduce the new model home and the turnout was spectacular. Local agents expressed a huge excitement on the progress and how beautiful the subdivision is.

The EXETER model is just one of 12 models available. Each model features quality construction and luxurious amenities.

Located off Webster Street in Rockland, Maplewood Estates offers a rural wooded setting with easy access to major highways and is situated fairly close to Rockland’s brand new middle school and renovated high school. Maplewood Estates Residents Celebrate First Block Party

sept17-13.jpg

While it might not rank up there with a day at the beach or pool, the neighborhood block party is one of the telltale signs of summer. For the residents of Maplewood Estates, a new subdivision located in Rockland, Mass., they experienced this rite of summer passage recently at the first annual Maplewood Estates Neighborhood Block party on August 24.

Many residents showed up for a barbecue, which featured food and refreshments. In addition to residents, representatives from Stonebridge, the builder of Maplewood Estates, and the Maplewood Homeowners Association were also in attendance.

“We have built more than 15 new homes at Maplewood Estates this year and it was nice to see so many of these new residents at the block party,” said Rami Itani, business manager for Stonebridge Homes, which is based in Easton, Mass. “When you build a home for somebody, it’s more than just a business transaction. You really do develop a relationship. It was nice to not only socialize with residents who have become friends, but to see new neighbors meeting other new neighbors.”

Located off Webster Street in Rockland, Maplewood Estates offers a rural wooded setting with easy access to major highways and is situated fairly close to Rockland’s brand new middle school and renovated high school. Set on 30 acres of natural wooded land, Maplewood Estates is zoned for 72 homes (there are presently 32 available home sites to build on). Single-family Homes Up; Inventory Down. What’s Next in Massachusetts Real Estate?

Jul2-13.jpg

A total of 4,820 single-family homes sold in May, up from 4,540 the same month a year ago. That increase marks the highest number of transactions recorded for May since 2006 when there were 4,948 sales. In fact, May is the first month since January that sales volume increased year-over-year. While this is good news on the surface, some Massachusetts real estate professionals see the glass as half-empty, particularly with a dwindling inventory of available homes.

According to the Massachusetts Association of Realtors, there is a 4.7-month supply of single- family homes for sale. The National Association of Realtors states that a balanced market typically has about a six-month supply. Anything less than that tips the market in favor of sellers.

“Out of 220 units we initially had on the market, we are almost sold out with only seven condos left,” said Mike Ojjeh of The Gables Condominium in Abington, Mass.

“If we don’t have the inventory to sell, we won’t be able to continue improving,” said Kimberly Allard-Moccia, the president of the Massachusetts Association of Realtors and broker-owner of Century 21 Professionals in Braintree.

The dwindling inventory has created another trend: buyers exploring new construction. Rockland, Massachusetts’ Maplewood Estates, constructed by Stonebridge Homes, reports a dramatic increase in new homes built or scheduled to be built since November 2012.

“We’ve built or begun building 15 new homes at Maplewood since the end of the last year,” said Rami Itani, business manager for Stonebridge Homes, which is based in Easton, Mass. “What’s been interesting, particularly at Maplewood Estates, has been the variety of people who have come in looking to buy: retirees, singles, young families. Our home styles do cater to all these demographics, but I think another part is the dwindling inventory of quality homes available and how quickly those go when they hit the market.”

Located off Webster Street in Rockland, Maplewood Estates offers a rural wooded setting with easy access to major highways and is situated fairly close to Rockland’s brand new middle school and renovated high school.

Maplewood Estates is set on 30 acres of natural wooded land and is zoned for 72 homes (there are presently 32 available home sites to build on). Featuring quality construction and luxurious amenities, Maplewood Estates offers 12 floor plans to meet buyers’ needs. Those include:

  • The Arlington (1720 square feet)
  • The Arlington III (2064 square feet and four bedrooms)
  • The Ashland (1844 square feet)
  • The Ashland III (2200 square feet)
  • The Beacon (1602 square feet, one level living and two bedrooms)
  • The Berkeley (1881 square feet)
  • The Clarendon (1812 square feet with first floor master bedroom)
  • The Dartmouth (2100 square feet)
  • The Dartmouth II (2100 square feet)
  • The Exeter (2447 square feet)
  • The Fairfield (2383 square feet)
  • The Gloucester (2749 square feet)
  • The Redwood (2054 square feet with first floor master bedroom)
  • The Newbury (1695 square feet)

New Home Prices: Average Highest since 2008

As part of the new home sales report, the Census Bureau reported that the average price for new homes increased to the highest level since August 2008.

From the Census Bureau: "The median sales price of new houses sold in August 2012 was $256,900; the average sales price was $295,300."

The following graph shows the median and average new home prices.

New Home Prices

During the bust, the builders had to build smaller and less expensive homes to compete with all the distressed sales. With fewer foreclosures now, it appears the builders are moving to slightly higher price points.

The second graph shows the percent of new home sales by price. At the peak of the housing bubble, almost 40% of new homes were sold for more than $300K - and over 20% were sold for over $400K.

The percent of home over $300K declined to 20% in January 2009. Now it has rebounded to around 35%. And less than 10% were under $150K.

Maplewood Estates celebrates the opening of the new Rogers Middle School with gift card for Maplewood Estates residents/students who will be attending the new school.

The start of a school year is an adjustment for most families. If you just moved into a new house into a new town, it can be an even more challenging transition. In an effort to help ease the transition into the new school year, Maplewood Estates, a single‐family home community located off Webster Street in Rockland, Massachusetts, is awarding new residents with children attending the new middle school, the John W. Rogers Middle School, with a $150 Staples gift card.

“The Rockland school system is one of the bigger benefits for families moving into Maplewood Estates, particularly if you have children that are middle school age and can attend the brand new school and later the soon‐to‐be‐refurbished high school, said Bisher Hashem, Trustee of Maple Realty Trust, the developer of Maplewood Estates. “With all the expenses involved in moving into a new home, the Staples card is just our way of making sure each new resident of Maplewood Estates who is going to the new school has what they need to get started.”

In addition to the gift card, Maplewood Estates will also give $2,000 in additional upgrades for new residents of the development who sign a purchase‐and‐sale agreement between July 1 and August 15 and have children attending the new middle school. The Rockland Public School system starts school on Tuesday, September 4.

“We’re extremely proud of the new Middle School and the work being done on the high  school,” said Rockland Superintendent John Retchless of the $86 million dollar project. “We feel the new school will improve the quality of services we can provide to our current students and be a very attractive draw to the Town of Rockland for families considering a move to the area.”

Construction on the high school portion is anticipated to be concluded by December 2012.
