Stonebridge Homes, the builder for Briggs Landing, recently announced the completion of a new model home at the 90-lot subdivision located off Tickle Road in Westport, Massachusetts. The new model home, the Compton, is located at 35 Devol Avenue and will be used as the Briggs Landing sales office. The new home has also been staged for use during open house tours.

Powerhead LLC donates homes for Norfolk FD fire drill

Sure, practice makes perfect. For some occupations—for example, fire departments—that’s easier said than done as it can be difficult to simulate real life conditions. A recent exception to that is the Norfolk Fire Department, which recently received a “donation” of two homes for use for practice drills and demolition.

The two homes, 106 and 108 Main Street in Norfolk, were donated by Powerhead LLC, a developer based in South Easton, MA. The two homes were due to be demolished as part of the proposed Boyde’s Crossing project, a Powerhead development to be managed by Stonebridge Homes, Inc. Instead, Powerhead donated the houses to the Norfolk Fire Department for drilling purposes.

The structure at 106 Main Street has been used by the department since June. Some of the training evolutions included search and rescue, ground ladder work and simulated fire attack. The structure at 108 Main Street was used for "live fire" training, where the Norfolk Fire Department prepared the building for eight fire scenarios.  Nearly all career and call staffs participated along with staffs from Foxboro and Plainville fire departments.

“Live fire training is the most beneficial given the need for skill retention--developing skill and confidence working under conditions encountered at actual fires,” Norfolk Fire Chief Coleman Bushnell. “We would like to thank Powerhead LLC for donating the two homes, especially since both are so close to headquarters.”

Said Eoghan Kelley, manager for Powerhead LLC, “Boyde’s Crossing will be a sustainable, pocket neighborhood community. For those who don’t know, pocket neighborhoods place a premium on community. That means lots of green, communal space, with homes in close proximity to your neighbors. We thought putting the demolition of these two homes for the good of the community fit right in with the spirit of the pocket neighborhood philosophy.”

According to Pocket-Neighborhoods.net, Pocket neighborhoods are clustered groups of neighboring houses or apartments around a shared open space—a garden courtyard, a pedestrian street, a series of joined yards or a reclaimed alley.” In addition to homes being closer together, ideas being discussed for the Boyde’s Crossing pocket neighborhood includes: homes with porches facing a common green area; walking trails; common garages with solar power; publicly shared bicycles; energy efficient homes; and more.

Maplewood Estates Donates Pump to Town of Rockland

Rockland, MA -- Maple Realty Trust, developer of Maplewood Estates, a subdivision located in Rockland, Mass., recently donated $28,000 to the Rockland Sewer Department for the purchase of a Godwin Stand-by Dri-Prime pump for backup emergency situations and time periods of high flow.

“We’ve had a very productive working relationship with the Town of Rockland since we began building Maplewood Estates several years ago. We consider them colleagues and in many cases friends. We’ve seen firsthand the challenges they face on a day-to-day basis due to fiscal constraints and we wanted to help,” said Muhammad Itani, Trustee of Maple Realty Trust.

According to Godwin Stand website, “Engineers are now using Godwin Critically Silenced Dri-Prime pumps in what is being called the next generation of pump station design. The new concept allows customers to replace their traditional pump station emergency backup system – a generator and permanently installed electric sewage pumps – with a Critically Silenced diesel Dri-Prime pump and automatic control panel. This alternative solution avoids common pump station problems including primary power, switch gear, and sewage pump failures. In addition, the Dri-Prime backup system can act as a primary system during routine maintenance and emergency repairs. Thus, the Godwin solution ensures that pumping continues. “

The construction of the model homes follows the completion of road infrastructure work (the entire subdivision is now paved). Stonebridge is now working with developer Briggs Landing, LLC to complete the final 60 lots of the subdivision.

Maplewood Estates Residents Celebrate First Block Party

While it might not rank up there with a day at the beach or pool, the neighborhood block party is one of the telltale signs of summer. For the residents of Maplewood Estates, a new subdivision located in Rockland, Mass., they experienced this rite of summer passage recently at the first annual Maplewood Estates Neighborhood Block party on August 24. 

Many residents showed up for a barbecue, which featured food and refreshments. In addition to residents, representatives from Stonebridge, the builder of Maplewood Estates, and the Maplewood Homeowners Association were also in attendance. 

“We have built more than 15 new homes at Maplewood Estates this year and it was nice to see so many of these new residents at the block party,” said Rami Itani, business manager for Stonebridge Homes, which is based in Easton, Mass. “When you build a home for somebody, it’s more than just a business transaction. You really do develop a relationship. It was nice to not only socialize with residents who have become friends, but to see new neighbors meeting other new neighbors.”

Single-family Homes Up; Inventory Down. What’s Next in Massachusetts Real Estate?

A total of 4,820 single-family homes sold in May, up from 4,540 the same month a year ago. That increase marks the highest number of transactions recorded for May since 2006 when there were 4,948 sales. In fact, May is the first month since January that sales volume increased year-over-year. While this is good news on the surface, some Massachusetts real estate professionals see the glass as half-empty, particularly with a dwindling inventory of available homes.

According to the Massachusetts Association of Realtors, there is a 4.7-month supply of single- family homes for sale. The National Association of Realtors states that a balanced market typically has about a six-month supply. Anything less than that tips the market in favor of sellers.

“Out of 220 units we initially had on the market, we are almost sold out with only seven condos left,” said Mike Ojjeh of The Gables Condominium in Abington, Mass.

“If we don’t have the inventory to sell, we won’t be able to continue improving,” said Kimberly Allard-Moccia, the president of the Massachusetts Association of Realtors and broker-owner of Century 21 Professionals in Braintree.

The dwindling inventory has created another trend: buyers exploring new construction. Rockland, Massachusetts’ Maplewood Estates, constructed by Stonebridge Homes, reports a dramatic increase in new homes built or scheduled to be built since November 2012.

“We’ve built or begun building 15 new homes at Maplewood since the end of the last year,” said Rami Itani, business manager for Stonebridge Homes, which is based in Easton, Mass. “What’s been interesting, particularly at Maplewood Estates, has been the variety of people who have come in looking to buy: retirees, singles, young families. Our home styles do cater to all these demographics, but I think another part is the dwindling inventory of quality homes available and how quickly those go when they hit the market.”

New Home Prices: Average Highest since 2008

As part of the new home sales report, the Census Bureau reported that the average price for new homes increased to the highest level since August 2008.

From the Census Bureau: "The median sales price of new houses sold in August 2012 was $256,900; the average sales price was $295,300."

During the bust, the builders had to build smaller and less expensive homes to compete with all the distressed sales. With fewer foreclosures now, it appears the builders are moving to slightly higher price points.

The second graph shows the percent of new home sales by price. At the peak of the housing bubble, almost 40% of new homes were sold for more than $300K - and over 20% were sold for over $400K.

The percent of home over $300K declined to 20% in January 2009. Now it has rebounded to around 35%. And less than 10% were under $150K.
